As someone with 2 investment properties can I just say the negative gearing perk is overrated. For a $1mil house you’ll pay about $60-70k in costs. You’ll probably get about 35k rent leaving you with I deduction of about $30,000 or so. Once deducted it’s effectively $10,000 in the hand. Every year this dimishes a bit because of rent inflation. After about 10 years it’s typically cost neutral. So it’s worth about $100k for the average investor (talking about the 1% is a separate issue).but it’s actually a net loss of 200k over that time frame (which does not get added to your cost base). After allowing for 5% inflation per year, you will probably sell that property for 2 million and in the hand it actually doesn’t equate to very much real purchasing power. The real issue is the CGT changes applying to all assets. I was planning to offload both properties when this whole debacle started. But now if I was to sell and change to another asset class like shares, I’d be taxed the same. This is a massively fail for the intent of these changes and classic Labour. They got greedy and now they’ll probably get less revenue they were previously.
