This encourages landlords to keep rental properties tenanted and deters the practice of leaving properties vacant while still claiming tax deductions. 3) Support for first home buyers: Allow first home buyers to claim a 30% tax deduction on loan interest for the first 10 years from purchase. This eases the financial burden on new homeowners and improves accessibility to the property market without inflating prices across the board. 4) Time limits for benefits: All tax benefits ( negative gearing on first investment properties and interest deductions for first buyers) are capped at 10 years from the year of purchase. This encourages long term occupancy and investment,discouraging speculative short-term buying behaviour.
